Okay, well hopefully you can see that this is a little different from
anything you've ever seen before ... so I think it's time you and I
made a start...


Right, now this is where it begins to get exciting because when you
actually sit down this week with my property strategies in front of
you, maybe for the first time in your life you'll actually realise that
there are ordinary people out there who have a totally different way of
making a living to the one you may have now ... in fact, when you get
it, I'll talk to you about the techniques that some of my top students
have used, to completely quit their day jobs.

I'll begin by first telling you a little about my background because
it's important you understand why I ended up investing in property in
the first place ... and why I'm writing to you about it now. For a
start I think you should know that I'm NOT some guy who was born with a
silver spoon in his mouth. In fact, my beginnings were very humble to
say the least.

My father was a teacher and my mother was a nurse. They were one of the
first lot of immigrants back in the 1960s to come over to plug the
employment gap the UK was suffering. I arrived 3 days after Christmas
in 1971. When I was born we moved to a council house in Harlow, Essex.

My parents were huge believers in education and that it took you places
so naturally I was encouraged to educate myself.

I went to The London School Of Economics and then went on to train and
qualify as a chartered accountant with Deloitte & Touche.
I had pretty much gone beyond my parents expectations and they were
really proud.

My mother was so pleased she gave me £500 to buy my first home back in
1996.

I didn't share this feeling my mother had. As she would proudly state
"my son is a chartered accountant" to her friends, I would struggle to
get up in the morning, dress up in my suit like everyone else, and push
the entrance doors below the grand chrome "Deloitte & Touche" sign to
get in to work.

But since I had qualified I thought I had a real chance of rising up
the ranks and becoming a senior manager or even partner. I started to
really look at the corporate world as my future as I did not allow
myself to see anything else.

I quickly saw how the corporate world worked. To rise up the first
ranks you needed to be punctual, friendly with the right people and
create the right perception of yourself to your seniors. I know this
because I was told this from my direct bosses. "There is no room for
mavericks Ajay" I was told. My performance would be judged on all the
things that I thought were irrelevant. I was not going to be judged on
how hard I worked or how much I made the company. I was going to be
judged on whether I turned up to work at 9am, whether I stayed beyond
5.30pm with all the other managers and whether I socialised with the
right crowd.

I found myself saying..."There must be more to life than this..."

This I really struggled with. I just didn't fit in. So much so I turned
to drink. I think having to appear to be this corporate guy took so
much effort on my part I needed a release when I got home. This didn't
help things! I would start turning up late for work, other staff
members would talk about my lateness (it even became an office joke!)
and I would want (and often did) to leave at 5.30pm on the dot.

Then the final blow was dealt. Another colleague of mine who was at the
same level as me got promoted and I didn't. It was no surprise. He
worked hard and I didn't. I felt embarrassed that I did not get
promoted and to save further humiliation, at age 27,

I handed in my resignation...before they even needed to explain why I
didn't get promoted. It was funny, when I did hand in my resignation
they said "we were expecting this!". They could see I was a maverick
and there were no places for mavericks in accountancy as previously
told.

I now had no idea how I was going to provide for myself. All I knew was
that I would NEVER work for anyone else ever again. I have to say I was
close to depression when in the last year of my working career.

I arranged a £10,000 overdraft before I left work to remain solvent and
got the hell out of there! The first 3 months after leaving work in
October 1999 I partied. And I partied hard. I decided to move out of my
house, because I didn't want the responsibility of having to pay a
mortgage. I went to Ibiza twice, went out every night and did
absolutely nothing to build any kind of future for myself.

I found myself sleeping in my car

Over my drinking days I had built up quite a few friendships but I
started to notice something - I was different to them! I used to have
creative ideas and when presented to them it was dismissed quickly as
nonsense.

It got to a point where I got fed up with my ideas being dismissed and
I quickly saw that they were happy where they were. I was not happy
where I was so I made the clear decision that I was going to start
afresh. I cut ties with the group I was drinking with, rented a room in
a completely new area and said to myself - "I'm going to make something
of myself!"

IF I CAN DO THIS MYSELF FROM WHERE I STARTED, BELIEVE ME YOU DEFINITELY
CAN!



I no longer hang out with the corporate gang or the drinking gang but
with the entrepreneur's gang! I often find myself discussing ideas with
fellow entrepreneurs and we're always trying to change or do things
differently. Its never "No" but often "How". Not "No you can't do that"
but "How can you do that?".

So its now the year 2000 and I'm sitting in my room, while everyone
else is at work, thinking - how can I make some money? My overdraft is
sitting at around £5,000 with only £5,000 left, I'm burning £1,000
every month so at this rate I'll be bankrupt in 5 months and I'm going
to have to go back to work! Going bankrupt I can deal with but going
back to work.......NO WAY!


I started doing everything and anything to make money. Premium rate
numbers, people's tax returns, the odd day of subcontracted work for a
local accountant, trading cars..

There was this 1 thing that was working automatically... Every month
after my mortgage was paid I was pocketing £100 per month from my
tenanted house.

I had one of those light bulb moments... I realised if I duplicated
what I had done to create that automatic money from property, the
possibilities are simply endless!!! At the time I didn't know my
property investments would be as successful as they were. It was just
one of those activities I was doing as well as the other stuff. I had
4 properties by the year 2000.

One of the key tools I found important to me was the internet. I used
it at work to collect emails and search for cars to buy! I got a dial
up connection installed in my room and I would use this connection to
research potential money making ideas. It was at this point I stumbled
across a site called "rightmove.co.uk".

Rightmove was great. Instead of searching each estate agent's database
for their properties Rightmove aggregated all the estate agents
databases so you could perform one search.

So I would search for properties in Harlow for my criteria and see what
came up. I had this formula which I will show you and if it matched it
then I would buy it. Harlow wasn't overflowing with these properties
which I thought were great deals. But I was hooked on this property
investing concept.


Where else can you open a business with £500 start up and have
customers ready to pay you time and time again every week or
month?...to the tune of £60,000 clear profit every month.


I then thought why don't I invest further a field. So when I searched
on Rightmove I put the distance parameter at "40 miles radius" of
Harlow and then pressed search.

I have to say this was a changing point in my life.

The first property that came up was a 5 bedroom 3 storey house for A
FRACTION OF WHAT I NORMALLY PAY!!!!!! I thought this must be a misprint
but then I saw next on the list a 3 bed house for DIRT CHEAP AS WELL in
the same area. So I rang it up, spoke to someone about it and asked it
if was for real and not a misprint. They confirmed that it was for real
but the property had gone. I asked for some further details and they
all fitted my formula. I had to take a trip to this "hotspot".

I went up there and met with the 3 estate agents there and I was
treated like a king. They had actually found someone who wanted to buy
all these properties.


My problem was there were too many properties and I didn't have enough
cash!

I started offering what I couldn't buy to my friends and family.


This is the point I realised there are multiple ways to make money from
property.


My friends and family were very grateful for what I was offering them.
I had discovered a great formula for property investing which was
making me more and more wealthy. Now I was sharing this formula with my
friends and family and they were becoming more and more wealthy.




The Ahuja Group Was Born!


I thought to myself that this thing I was doing could add value to many
more lives. The people I didn't know could benefit too. I could charge
some sort of finders fee for finding properties that matched my
formula. So I put up a website showing all the deals that I have found
which I didn't have the cash to buy to see if the idea would take off.
And It did. I now even show people how to buy properties even if they
have bad credit!

It's this same property investing strategy I'm now going to invite you
to try out for yourself. And one which I'd like you to take a sneak
preview look at BEFORE you decide if you want to have a go at copying

Now - like some sort of Government Health Warning - I want to point out
right here and now, that nothing is guaranteed. No-one - and I don't

the guy who has found a way and made money himself already - and ask
him if he'll teach you. Make sense?




Now at this point - I could go on about the wonderful `things' that my
property business has brought me... the top of the range Porsche
Cayenne Turbo - The beautiful 8 bedroom home I own and live in with my
wife Hana - The holidays that I enjoy...


But I don't want to hype this up and have it come across like some of
those daft `Get Rich Quick' schemes we all see from time to time.

You'll see my photos here to prove my lifestyle and inspire you I
guess. But his isn't what I'm about.
I'm not a materialistic person. Even though I can afford better I live
a lifestyle of most other people. I wear clothes from H&M, and up until
recently I drove an old car and I shop in Tesco!
Far more important to me than the `toys' and personal possessions, is
the time I have been able to spend with my family and loved ones.

We have no children (yet!) but I have one niece, Rosa, who I adore, and
I fit in to her life - not the other way round. I am passionate about
doing something useful and putting something back into the community -
rather than just hiding away with the £Millions that my property
investing strategies has made.

Which is why I regularly contribute to the NSPCC.





So while it's a great feeling owning an 8 bedroom home in Cambridge,
being able to book whatever holiday takes my fancy. Or rather Hana's
fancy. They are secondary to my main goals.


But of course, once you start to make some real money - people start to
pay attention and start asking if you will teach them the strategies
you use to make money.


In the past I have trained a small number of people `face to face' in
private tuition. But it started taking a lot of my time - I found
myself spending days and weeks with people, looking over their
shoulders and working on a `one to one' with them.....which was fine -
but there are only so many hours in a day...

Of course, some of those people became very rich indeed.


BUT let me stress - these were people I worked with personally, face to
face...

Eventually though, I found I was spending so much time training others
that I didn't have time for myself to do the things I wanted to do with
my life.

So - I stopped providing the one to one training - even though people
paid me upwards of £5,000 a day just to teach them.


Instead, I decided to write down and record my property investing
strategies, into a simple to use, step by step course - so that someone
could learn my entire property plan without me having to be there in
the room standing next to them. ... so that YOU could get to see how

For The Past 921 years UK Property Prices Have Doubled Every 7.2 years

We have evidence going back to the Doomsday Book regarding property
prices.
The Doomsday book was started in 1066 and completed for all parishes by
1089 and since then local records of property and land prices have been
kept and recorded.
So we have 921 years of statistical evidence about the property market
which shows that the average increase in property values over that
whole time equates to a compounded:
10.2% per annum, or The doubling of prices every 7.2 years
Your Rental Income Will NEVER Stop Coming In Unless You Sell

What I mean by this is RIGHT NOW you live in a property. You either own
it or your renting it. If you own your property, I'm assuming you
already know the basics of buying a property and if you're renting, you

I really like about this business is this. Even though my profits are
made here in the UK, the property business can literally be run from
almost any corner of the western world.

In fact, it is so easy it can even be done from a beachfront hotel on
some tropical island because you don't even actually need to be in the
UK to `operate' it. (I'll show you how I get managers to handle
everything for me, while I am away - all I need is access to the
internet so I can keep in touch while I am travelling).




So why am I willing to tell you about it?


Simply because of something which occurred to me whilst teaching my
friends and private clients how to do this for themselves. I saw how
easy it was to duplicate. It got me thinking. What I do works extremely
well for me. If it works for me it could work for you.


I simply can't buy every property in the UK. I only want to buy 5 or 6
a week. There are so many properties still 'left on the table'... Which
is why I am writing to you today... It seems silly for me to have a
strategy that can make £4-5k per month fairly easily or £60,000 per
month a few years from now and just sit on it because I am only able to
do so much.


I think back to those days when I struggled to get out of bed in the
morning, I hated my colleagues, turned to drink in the evenings and
dreaded the next day.

I know there are still people out there today who must feel exactly how
I did before I discovered these property investing strategies.


I honestly want to show people how they can change their circumstances
and live a more comfortable life. A life where they can get up in the
morning and think "What Shall I do Today?"


Keeping all my money making secrets to myself doesn't excite me. Time
with my family and loved ones is much more important to me these days.
